What is an Energy Performance Certificate?
An Energy Performance Certificate provides a measure of a building's overall energy efficieny and its enviromental impact taking into account factors such as insulation, heating, lighting and fuels used. The rating is measured on a scale A to G (A being the superior rating) and gives suggestions as to how to make the home more energy efficient. The certificate is produced by a qualified Energy Assessor.
When will I require an Energy Performance Certificate?
If you are selling your house you will require and EPC for your Home Information Pack (HIP). If you are renting a property you will in the future have to provide an EPC for your rentals.
How energy efficient is the average home?
The average energy efficiency rating for a dwelling in England and Wales is band D or E. Buildings that are more energy efficient use less energy, save money and help protect the enviroment. A building with an A rating would cost almost nothing to heat and light and would cause almost no carbon emissions. The EPC recommended improvements were implemented.
How much will an EPC cost?
The cost of having an EPC carried out will depend on the energy assessor.
